This long-term rental, centrally located in downtown Conyers, GA, was our first acquisition in Georgia and a significant milestone in our investment journey. The purchase and renovation were financed using a combination of private money, credit cards, and personal loans, marking our first experience utilizing private money for a deal.

We took a hands-on approach, completing much of the renovation work ourselves. In October 2020, we completed a $65,000 cash-out refinance to repay private lenders, followed by securing a $38,000 HELOC in April 2021 to cover the remaining rehab costs.

Currently valued at $210,000, the property demonstrates the success of our strategy and efforts. We plan to tap into its underutilized equity in 2025 by increasing the HELOC to fund other ventures.
